• The Rental Guarantee Scheme is offered by Benham & Reeves Limited in collaboration with Barratt London, a trading name of BDW Trading Limited.
  • Tenancies arranged through the Rental Guarantee Scheme will be for 12 months and may exceed the period for which rent is guaranteed.
  • The Rental Guarantee Scheme is not available in conjunction with any other offer.

The Customer:

  • Must be a Buy-to-Let purchaser.
  • Must pre-register for the scheme on or prior to their reservation of an eligible unit and ensure that the scheme is detailed on their reservation form.
  • Must appoint Benham & Reeves Limited as their sole letting agent and must allow them to let the property on their behalf.
  • Will receive 5% of the 10% deposit that they put down on exchange, to cover the period of approximately one year between exchange and completion paid as a contribution towards moving costs.
  • Will not have a say on the tenant that Benham & Reeves find to let the property to.
  • Will receive 5% of the net purchase price split into 12 monthly instalments from the date of completion.
  • Will receive a furniture package, up to the value of £6,958, by In:Style interior designers installed on completion – making the property ready for occupancy immediately.
  • Must pay Benham & Reeves the following fees during the rental guarantee period:
  • 1) Management fees of 12% of the guaranteed rent for any participating unit plus VAT
  • 2) A fee of up to £350 including VAT for supply of the tenancy agreement
  • 3) A fee of up to £60 including VAT for registration of deposit
  • 4) The actual cost of an independent check of the participating unit at the start of each tenancy
  • 5) The cost of inventory and check-out to be paid by the landlord
  • 6) A rental guarantee policy fee of £199 including VAT
  • 7) Any withholding tax and a fee of £75 including VAT per rent payment payable by any overseas customer not registered for the non-resident landlord scheme. Above payments will be deducted from the monthly instalments paid to the customer
  • Must sign the Rental Guarantee Scheme contract with Benham & Reeves at the point of reservation.
  • Must complete on the purchase.

Benham & Reeves:

  • Will pay the customer 5% of the net purchase price split into 12 monthly instalments over the 12-month rental guarantee period less the fees listed above.
  • Will market, let and fully manage the property and retain any rents received during the 12-month guarantee period.
  • Will provide a contract between themselves and the customer regarding the guarantee that will need to be signed at the point of reservation.
  • Tenancies arranged through the Rental Guarantee Scheme will be for 12 months and may exceed the period for which rent is guaranteed.

Barratt London:

  • Will give the customer an allowance on completion of 0.5% of the purchase price. Equal to 5% of the 10% deposit paid upon exchange.
  • Will pay Benham & Reeves a top-up from the achievable rent to the 5% level as well as four month's rent.
  • Will provide the customer with a free-of-charge furniture package by In:Style interior designers to be installed on completion – making the property ready for occupancy immediately.
  • Will allow Benham & Reeves access to the property at the earliest convenience so that the property can be marketed for rent swiftly.
