An Energy Performance Certificate (EPC) tells you how energy-efficient your home is and is mandatory if you’re selling or renting. It typically costs between £60 and £120 depending on your property’s size, type, location and energy provider.

What does an EPC survey involve?

An EPC survey typically takes between 45 minutes and an hour to complete and includes an outline of the following:
 
• Room heaters, boilers, heating controls and fireplaces
• Fuel type 
• Any extensions 
• The property’s construction type (solid brick, stone, etc.) and age 
• Insulation in the loft and walls
• Types of glazing on windows
 

What is included in the EPC cost?

The cost of an EPC covers the survey carried out by an EPC assessor or Domestic Energy Assessor (DEA) and the fee for issuing the certificate. 
 
They evaluate your property, rating it from A (most energy-efficient) to G (least energy-efficient). They also estimate its carbon dioxide emissions and provide useful energy-saving tips.
