What is an Energy Performance Certificate (EPC)?
An EPC is a document that assesses your home’s overall energy efficiency. It gives it a rating, estimates its carbon dioxide emissions and includes potential energy-saving improvements.
What do EPC ratings mean?
Your EPC includes two charts with rating bands. The bands range from A to G, with A being the most efficient and G the least efficient. The charts show your home’s current and potential ratings, illustrating how its energy efficiency could improve if you made the recommended changes.
The numbers in each rating reflect the government's Standard Assessment Procedure (SAP) and range from 1 to 100 SAP points. The bands are divided into scores as follows:
• EPC rating A: 92-100 SAP points
• EPC rating B: 81-91 SAP points
• EPC rating C: 69-80 SAP points
• EPC rating D: 55-68 SAP points
• EPC rating E: 39-54 SAP points
• EPC rating F: 21-38 SAP points
• EPC rating G:1-20 SAP points
How is your EPC rating calculated?
An EPC rating is calculated based on the amount of energy your home uses and loses per square metre and its level of carbon dioxide emissions. This is measured in tonnes per year.
The assessor will first measure the property’s SAP score to determine its rating. They may consider the following:
• Your home’s insulation system
• The type of shower you have
• Your energy source (gas, electricity, oil, etc.)
• Any renewable energy technologies installed, like solar panels
What is a good EPC rating?
A good EPC rating is between A and B. This means your home is well-insulated, has an excellent heating system and may be equipped with renewable energy technologies.
